In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that all properties require that the applicant’s combined gross income is at least three (3) times the monthly rent amount.

Each resident over the age of 18 must submit a separate rental application. NO EVICTIONS. EVICTION FILINGS WILL ALSO BE GROUNDS FOR DENIAL.


Specific properties have credit score requirements so please check the marketing description of the property you’re applying for. The credit requirements in no way exempt you from a denied application. You may still be denied.

Upon approval, be prepared to pay 1.5 months rent as a Holding Deposit until your lease term is in effect. At that time, the holding deposit will become a Security Deposit.

We require the holding deposit to be paid within 24 hours of approval. We continue to show the rental until we receive a holding deposit. An approved application does not remove the property from the open market and you will not be refunded the application fee in the event someone else pays the deposit first.

Management company will not update all applicants as to the status of paid deposit. You are responsible to ensure the holding deposit is paid and property has been removed from showings. Specific properties do not accept Section 8.
